The ALTA/NSPS Land Title Survey is the standard for Real Estate professionals when analyzing the characteristics of a property. These types of surveys are made for the Title Company and/or Lender with the survey and location data needed to issue title or mortgage insurance.

 

ALTA specifies the data to be shown on the survey which includes boundary lines, location of buildings and improvements, the identification of easements (access rights by service companies such as water, gas, telephone, railways and other utilities). ALTA surveys are very complex surveys and can cost thousands of dollars. For that reason, most ALTA surveys are performed on commercial properties.

 

An ALTA Land Survey guarantees to meet the requirements for an ALTA/NSPS Land Title Survey as detailed by the American Land Title Association, National Society of Professional Surveyors and the American Congress on Surveying and Mapping.

 

Although all surveys are slightly different (depending on scope), the typical production of these surveys will start with an order from the client that specifically outlines their requirements and schedule. Research and analysis of the property will be undertaken and the resulting information will be provided to the survey crew to take to with them in the field. Travel arrangements will be made and the field work will be completed. The resulting field data will be transmitted to the office where a boundary determination will be made and a computer aided drafting design (CADD) operator will complete a survey drawing. This drawing will be checked for quality control and then be signed and sealed by a Professional Surveyor and Mapper who then transmits it to the client.
